Kingsdown Holiday Homes is an Owners site, offering seaside holidays in Deal, Kent - in Chalet and Lodges at Kingsdown park directly from the owners. It is situated on the coast and beach between Deal and Dover with fantastic sea views.

Please bring your own towels. Unless you have ordered and paid for linen, you will also need to bring your own linen.

 

Duvets and pillows are provided, but duvet covers, pillow cases and sheets are not

 

+ All the chalets are checked and cleaned prior to your arrival, but please leave your chalet clean and tidy with all kitchen items washed up and put away, and anything you use such as games tidied up. We don't operate a deposit policy, but rely on your trust as you would expect to find a chalet on your arrival.

 

+ Car Parking: is provided free - please please sign in for your car parking pass and register for fire regulations at Reception. Wheeled trolleys are provided for your luggage - located to the right of the tennis courts from the concrete driveway.

 

+ Arrival and Departure: Arrive as early 12:00 on your first day, however your chalet may not be ready till 15:30 at the height of the season. Please leave by 09:30 on your last day, to allow your chalet to be serviced for the next guests. If you require different arrangements, please let us know on the reservation form or contact us directly.

 

+ There is on-site laundry situated at the opposite side of the bar to the reception. The charge is GBP 3.50, taking pound coins and 50p's. Driers are also available at 50p for 5 minutes.

 

+ Electricity is provided through a 'pay as you go' meter - don't forget to bring a supply of pound coins in case the meter is on zero when you arrive.

 

+ Refuse collection - Please put your bagged refuse directly into the nearest large wheelie bin refuse area. Please do not leave refuse outside as the birds and foxes will tear the bags to pieces.

 

+ Reception is on-site but we operate independently - contact us directly if there is an issue with your chalet as reception will not be able to assist . Information regarding the swimming pool opening times, tennis court, racquet and golf putter hire is provided at reception.

 

+ Local Transport: Buses run through the village and journey planning can be done at Traveline South East. The nearest train station is Deal and there are several local taxi companies, including Direct Taxis.

 

+ Local shops: Kingsdown has a newsagents / sweetshop, Post Office, butchers / grocers and deli (good for the barbecue) and a teashop and hairdressers.

 

+ Supermarkets: The closest supermarket is Sainsbury's in Deal near the railway station. The other large supermarket is Tescos at Whitfield Hill, Dover. From Kingsdown, head back along the towards Dover and follow the A2 towards Canterbury. Tesco is situated after the junction with the A256, at the next roundabout, and can be seen from the road.

 

+ Cashpoints: The nearest cashpoints are located in Deal in the town centre, or at the supermarkets listed above.

 

IMPORTANT NOTICE: Kingsdown Holiday Homes cannot guarantee that the site facilities, including the swimming pool, bar and restaurant, will always be open, as they are run by the Park management company and are totally outside our control.

They are more likely to be closed in the low season. The bar / restaurant may only be open at the weekends or when there is high demand, i.e. occupancy.

 

NO PETS are allowed on the site - except for guide & mobility dogs. A harness and paperwork is necessary.

Terms, Conditions & Refunds

TERMS, CONDITIONS & REFUNDS

 

General

This is a legally binding contract between the property owner, and the holidaymaker. The property owner is also referred to as "we" and "us".

The holidaymaker is the person who signs the booking form or, in the case of online booking, the person who makes the online payment. This person is responsible for ensuring all members of the holiday party accept and adhere to these terms and conditions. The holidaymaker is also referred to as "you".

Please bring your own towels. Unless you have ordered and paid for linen, you will also need to bring your own linen. Duvets and pillows are provided, but duvet covers, pillow cases and sheets are not.


Bookings

A booking deposit of 25% is payable within 5 days of the provisional booking being taken. The booking is taken on a provisional basis until the deposit has been paid in full and funds cleared through the banking system (where appropriate). The booking then becomes confirmed. Until the booking is confirmed, it can be cancelled at any time without prior notice.

The balance of the rental charge, along with the breakage deposit, is payable not less than 8 weeks prior to the start of the holiday. Failure to pay the deposit or balance in full by the due dates will constitute a cancellation of the holiday by the holidaymaker. Please be sure to note the due dates of these payments as reminders are not routinely issued.

Bookings made less than 8 weeks prior to the arrival date must be paid in full at the time of booking.

Payments can be made by Bank Transfer, Credit Card, Debit Card or Cheque, details of which will be sent to you on confirmation of your reservation via a payment icon.

 

Access codes etc: Following full payment you will receive access information such as key location, door codes, etc. by email.


Cancellation by the Property Owner

The property owner will endeavour to make sure the stated property is available for the dates contracted. In the unlikely event the property becomes not available and the property owner has to cancel the booking, the property owner will endeavour to find the holidaymaker suitable alternative accommodation. If suitable alternative accommodation cannot be found, the holidaymaker shall be entitled to a full refund. The property owner shall only be liable to return the monies received. No compensation or consequential losses shall be paid.

Cancellation & Refund policy

 

Please note if you cancel your holiday, you will forfeit the 25% deposit as it is a non returnable booking fee.

 

If you have paid the full amount, the 75% balance only will be refunded if we are able to re-let your week, as this will mean that the holiday is 2 months or less away.

 

Short lets and cancellations less than a month before the holiday start date, will forfeit the whole amount.

 

We strongly recommend you take out holiday cancellation insurance.

Miscellaneous
 
Whilst every care is taken to provide a true and accurate description of the property, over time, alterations are made and some things do change. The holidaymaker accepts that no refunds are available for such discrepancies.

 

We cannot guarantee that the wifi access to the internet will always be working, as sometimes due to circumstances beyond our control there could be a fault with the line or equipment. If this is the case, NO REFUND WILL BE MADE. There is wifi in the bar area as an alternative.

The property owner reserves the right to enter the property, at a reasonable time, in the event of an emergency or remedial repair work being required.

The property owner is entitled to ask the holidaymaker to leave the property without any refund if, in the property owner's opinion, the behaviour of the holidaymaker and/or his/her party is unacceptable.

The property owner reserves the right to refuse entry to anyone, who in the property owner's opinion is not suitable to or capable of taking charge of the property.

The property owner reserves the right to ask the holidaymaker and their party to leave the property, without refund, should the behaviour of the holidaymaker and/or their party be considered by the property owner to be unreasonable.

Pets
 
Pets are not allowed anywhere in the Park grounds or in the chalets. Kingsdown Holiday Park is a pet free zone.
 
Arrival and Departure Time
 
Every effort will be made to have the property available from 15.00 on the day of arrival. The property must be vacated by 09:30 on the day of departure. Information about keys and how to collect them will be provided once full payment has been received.

Liability
 
The property owner takes no responsibility for the personal possessions of the holidaymaker or the holidaymaker's party. Vehicles and possessions are left entirely at the risk of the holidaymaker.

Children must be supervised at all times.

Cleaning

We would like to think the holidaymaker and party would treat the property as they would their own home and at the end of the holiday the property is left in a clean and tidy condition.

 

The property owner retains the right to make an additional charge for cleaning should the property not be left in a similar condition to the way it was found at the start of the holiday.

Breakages

The holidaymaker should make every effort to keep the property, fixtures and fittings and all contents in the same state of repair and condition as at the start of the holiday. Any accidental dame or breakages should be reported to the property owner (or their representative) prior to departure. The property owner retains the right to make an additional charge for damage and breakages although it should be noted that minor breakages and reasonable wear and tear (in the opinion of the property owner) will not be charged for.

Complaints
 
Every endeavour is made to ensure your stay with us is memorable for all the right reasons. However, we do recognise that from to time things do go wrong. In these circumstances, it is the responsibility of the holidaymaker to make any such problem known to the property owner (or their representative) immediately it becomes apparent, such as a cleaning problem, thereby giving the property owner the opportunity to correct the situation. Unless this procedure is followed, no subsequent claim will be entertained.

The property owner will make every endeavour to rectify any identified problems as soon as is reasonably possible.

From the M2/A2: Follow signs for Canterbury and then continue on the A2 towards Dover. At the roundabout, turn left for the A258 to Deal. After 5 miles, at Ringwould, turn right into Ringwould Road. Follow this road to Kingsdown, continuing into Chalk Hill Road. Turn left into Upper Street and continue for half a mile.

 

The entrance to the park is accessed through an enormous wall on the right hand side and IS NOT MARKED.

 

From the M20/A20: Follow the signs for Dover. At the entrance to the docks turn right and join the A2, leaving the town. At the next roundabout, turn right for the A258 to Deal. After 5 miles, at Ringwould, turn right into Ringwould Road. Follow this road to Kingsdown, continuing into Chalk Hill Road. Turn left into Upper Street and continue for half a mile.
